Welcome to ROCKPROPERTY
Overseas!
With house prices escalating
beyond the reach of many families' budgets, the idea of buying a
property abroad becomes more and more attractive. Just think, a
spacious rural retreat with as much land as you may need for a
fraction of what it would cost you at home.
Whether buying a second home
for weekends and holidays or relocating, Southern
Brittany provides all these benefits and a sunny micro-climate
within just a short drive from local ports.
Buying is easier than you
think.
We have partnered with a local
estate agent (Immobilier) with offices across the region to
provide you a sample of properties currently on the market.
We can provide you a breakdown
of costs, not only to purchase but ongoing annually as you enjoy
your home abroad, so you know exactly what to expect.
We can then arrange for you to
view those properties which are of interest specifically but
will also 'property find' to locate your perfect match.

a viewing.

What will it cost to purchase my property?
In France, the estate agency
fee is payable by the purchaser, not the vendor. Typically, fees
can range from 4.5% to 7%, however invariably you will see that
this fee is included in the purchase price.
The notaire's fee are calculated
on the net selling price is taken from a scale issued by
the Government each year. Currently they are as follows:
Net Selling
Price
Legal Fees
50 000 euros
4620 euros
100 000 euros 7710 euros
150 000 euros 10800 euros
200 000 euros 14000 euros
250 000 euros 17000 euros
300 000 euros 20060 euros
Note: Your
Notaire's fee will include any purchase tax (or stamp duty
equivalent).
What will be my
annual costs?
Apart from running costs, there are annual rates to pay. These vary not only from
department to department but also from region to region and are
broken down into
"taxe habitation"
and "taxe fonciere" (occupiers and owners rates).
As a guide, for
a 3 bedroom house with all amenities situated in the countryside
an approximate figure of 350 euros for each tax would be applied
i.e. 700 euros a year; For a similar house but located in a town
such as Ploermel or Malestroit, these would go up to
approximately 500 euros each, i.e. 1000 euros for the year.
